The Lumina Relocation Guide

Moving to Madrid?

You are not the first — and with us, you will feel at home before the boxes arrive.

Why Madrid, why now

Europe's Most Luminous Capital

Madrid has quietly overtaken London and Paris as the relocation destination for international families, executives and investors. 300 days of sun, world-class healthcare, Europe's best-connected airport, 180+ international schools, 26 Michelin-starred restaurants — and a cost of living that still surprises newcomers from New York, Mexico City or Zurich.

Lifestyle

Safety, sunshine, culture and a social ease few capitals can match.

🎓

Education

Over 180 international schools — British, American, French, German, Italian curricula.

Fiscal Advantage

Madrid applies 100% regional relief on wealth tax; the "Beckham" regime taxes new residents at a flat 24%.

Connectivity

Direct flights to the Americas, Middle East and all of Europe from Barajas hub.

Where to live

Neighborhoods We Recommend

Salamanca

The Golden Mile. Boutiques, embassies, classic architecture and the city's most liquid luxury market. Ideal for cosmopolitan living and investment.

El Viso

A leafy, discreet village inside the city — the highest per-capita income in Spain. Single-family homes minutes from the financial district.

La Moraleja

Gated communities, expansive villas, total privacy and the elite international schools. The choice of CEOs, athletes and diplomats.

Chamberí

Classic Madrid at its most charming — high ceilings, tree-lined streets, a beloved food scene. Perfect first landing for expat families.

Retiro

Serene living beside the city's great park, with elegant early-20th-century buildings and excellent schools nearby.

Somosaguas & Pozuelo

Green, family-oriented estates west of the city, near top international schools and country clubs.

The practical part

Taxes, Visas & Paperwork — Demystified

Buying costs: in Madrid, budget ~7–13% over the price — 6% transfer tax on resales (Spain's lowest), or 10% VAT on new builds, plus notary, registry and legal fees.

Wealth tax: the Madrid region applies a 100% relief — a key reason family offices choose the capital.

Beckham regime: qualifying newcomers pay a flat 24% on Spanish employment income up to €600,000, for up to six years.

Visas: the property Golden Visa ended in April 2025, but the Non-Lucrative and Digital Nomad visas remain excellent routes — and EU citizens need none.

NIE & banking: we obtain your foreigner ID number and open your Spanish bank account with you — typically within three weeks.
